How we guide development, step by step.

While every project is different, Development as a Service with Kingston Group generally involves guiding clients through the following stages:

  • Initial conversation
    Understanding your situation, your land, and the questions you’re carrying. No assumptions, no obligation.

  • Early feasibility and option exploration
    Looking at what may be possible, what constraints exist, and whether development is worth exploring further.

  • Property Development Plan (PDP)
    Bringing planning considerations, concept options and high-level costs into one clear document to support informed decision-making.

  • Decision point
    Reviewing the PDP together and deciding whether to proceed, pause, or not move forward at all.

  • Planning and resource consent (where applicable)
    Refining concepts, coordinating consultants, and navigating council processes if a project proceeds.

  • Delivery and build (where appropriate)
    Supporting and delivering the development and build phase in a structured and considered way.

How it works and what to expect.

What happens on the free 15 minute call?

The call is simply a chance to talk things through.

We’ll ask a few questions to understand your situation, your land, and what you’re considering. You can ask anything that’s on your mind. There’s no obligation and no expectation to move forward.

The aim is clarity, not decisions.

What ARE THE Next Steps AFTER THE call?

If it makes sense to explore further, the next step can be a Property Development Plan (PDP).

The PDP is a paid piece of work, currently $1,499, and brings together planning considerations, concept options and high-level costs so you can understand your options clearly. We then talk it through together before any decisions are made.

HOW LONG DOES THE PDP STAGE TAKE? 

The PDP stage varies depending on the land, the questions being explored, and what information is required.

As a general guide, it can take 3 weeks. We’ll talk through likely timeframes early so you know what to expect before committing to anything.

WHAT IF I WERE TO CHOOSE TO DEVELOP WITH KINGSTON GROUP?

If you decide to continue beyond the PDP, the next stage is the resource consent and development phase. This is where ideas begin to be tested and shaped through real processes and constraints.

We guide you through what’s involved, including concept refinement, design coordination, council processes and budgeting. The focus is on understanding trade-offs early, setting expectations clearly, and avoiding surprises as much as possible.

At each step, decisions are made with context and clarity, so you understand not just what is happening, but why. Our role is to help you move forward in a way that feels considered and well informed.
